Property Management in Abuja

Premium residential and commercial property management for owners who want their asset cared for, their tenants looked after and their income protected — without the daily burden.

Premium property management

Your Property, Professionally Cared For.

Owning property in Abuja should be rewarding, not exhausting. Yet for many owners, managing a home, apartment block or commercial building becomes a second job: chasing rent, handling repairs, responding to tenant calls and keeping track of agreements.

SOLES offers property and facility management as part of our Luxury Homes & Properties division. We act as your accountable representative on the ground, handling the practical, day-to-day work of running a property so that it stays in good condition, tenants remain satisfied and you always know what is happening with your asset.

Our approach is simple: agree a clear scope in writing, look after the property as if it were our own, and keep you informed with regular, honest updates. It is a service designed for busy professionals, corporate owners, and especially for owners living outside Abuja or outside Nigeria who need someone they can trust nearby.

What Our Management Service Covers

Every engagement is scoped to the property and the owner's goals. A typical management arrangement includes the following.

01

Tenant Sourcing & Vetting

Marketing vacant units through appropriate channels, screening prospective tenants and checking references before recommending a tenancy.

02

Tenancy Documentation

Preparing and coordinating tenancy agreements, inventories and move-in records so that obligations are clear for both parties from day one.

03

Rent Administration

Issuing reminders, receiving and recording rent and service charges, and providing owners with clear statements of what has been paid and when.

04

Maintenance & Repairs

Coordinating routine maintenance and responsive repairs with vetted artisans and contractors, with owner approval for work above agreed limits.

05

Facility Oversight

Oversight of shared facilities such as generators, water systems, security arrangements and common areas — including coordination of diesel supply through our Oil & Gas division where required.

06

Questions

Property Management FAQs

How much does property management cost?

Fees depend on the property type, number of units and the scope of services agreed. We provide a written proposal after inspecting the property, so you know exactly what is included before you commit.

I live abroad. Can you still manage my property?

Yes. Many owners who engage property managers live outside Abuja or outside Nigeria. We provide regular written and photographic updates and agree how decisions and approvals will be handled remotely.

Who approves repairs?

We agree an approval limit with you in the management agreement. Routine work within that limit is handled promptly; anything above it is presented to you for approval with an explanation and quote.

Can you manage a property that already has tenants?

Yes. We review the existing tenancy documents, introduce ourselves to tenants and take over day-to-day management from an agreed date.
